Job Description

Spherion is assisting a local 55+ community in finding their next GM of Property Management. Reporting to the Board of Directors, the General Manager will keep members of the Board up to date with day to day operations and reporting. You must possess a C.A.M license, and the ideal person will bring 2-4 years of experience in Community Association Management.

Responsibilities:
-Cooperate with and assist Board Members with day-to-day activities and operations
-Submit monthly Manager's Report
-Implement Hurricane and Disaster Preparedness procedures
-Attend Board and Membership meetings
-Assist members and residents with resolving and investigating complaints and inquiries
-Oversee enforcement of governing documents of Homeowners Association
-Overseeing all employee relations through department supervisors
-Maintain 24-hour employee call-in system
-Interview candidates for open positions and collaborate with department supervisors for solutions
-Follow Board instruction to communicate with attorneys, federal, state and local agencies, zoning and planning committees
-Oversee renewal of annual memberships and subscriptions
-Follow Board instruction to negotiate agreements and contracts
-Oversee standard operating procedures, delinquent accounts, financial reports, and budget recommendations
-Maintain files and financial records in compliance with Florida property regulations
-Assist with the monitoring and approval of work orders, purchase orders, invoices, and record requests
-Arrange and implement preventative maintenance inspections of common areas, drainage, retention areas, and clubhouse facilities
-Assist with social media and website upkeep, and oversee general maintenance regarding network computers and usage
-Ensure all office equipment, furnishings, and building structures are operating in safe and efficient manner
-Ensure all systems are operational
-Schedule replacement, preventative, and emergency maintenance as-needed throughout the property
-Other duties may be assigned as designated by the Board of Directors

Skills:
Ability to conduct yourself professionally and respectfully
Ability to show compassion and empathy to each resident and Board Member
Excellent communication skills
Ability to stand, sit, reach, pull, and lifting up to 50lbs unassisted
QuickBooks is a plus, but not required
Computer literacy, good with numbers, attention to detail

Education:
No Degree Required

Experience:
1-4 years

Qualifications:
Available to be on call 24/7 if needed
Must possess a Florida Community Association Manager's license (no exceptions)
2-4 years of experience in Community Association Management role
Experience with contracts, restriction enforcement, and employee relations a plus
Proof of valid driver license with clean driving record
Ability to submit to background check and drug screen
