Settlement Manager -Title Industry
The work of the settlement department is essential to the business operation of the company. We rely on you to use your independent judgment and discretion in your work. Settlement work is a critical assignment and your work substantially affects our business operations. The Settlement Manager will be responsible for overseeing and facilitating the responsibilities of each of their processors listed below in addition to enhancing the systems and models of settlement by helping to implement them into the proprietary technology that we are working on.
- Review new files, determine materials necessary for settlement, and communicate with attorneys and lenders for items needed to clear title such as legal files, commission statements and mortgage commitments.
- Develop preliminary financial numbers needed to prepare the closing disclosure statement for lenders.
- Work with lender to ensure appropriate title work has been received and collect outstanding items needed for lender.
- Submit title commitment to attorneys, lender, and sales rep.
- Prepare HUDs or closing disclosure documents.
- Confirm that the wire amount from the lender and figures in Title Desktop are consistent.
- Confirm clear to close with the title department by referencing the closing calendar.
- Initiate appropriate communications with attorneys, realtors, and lenders regarding fees and scheduling closings.
- Assist with closing issues at the closing table such as corrections to documents and changes to figures.
- Work closely and communicate with the lender's closing department about final figures and closing packages.
- Ensure that funding approval is transmitted to the funding department after closing if necessary.
- Order payoffs of any liens on the property such as mortgages, judgments, condos or tax liens.
- Confirm figures for taxes, water and sewer, etc.
- Assist with the scheduling of closings.
- Confirm ledger balances

Working hours: 8:00 - 5:00 PM

Skills Required:

- 4 to 5 years min. experience as a Settlement Manager in the Title industry
- Professional
- Advanced Microsoft Office Suites
- Experience working with Attorneys, Realtors, Lenders,,etc.
- Knowledge of City and State taxes as well as confirm figures for taxes, water and sewer, etc.
- - Confirm ledger balances
