Job Description

Temporary assignment to assist local Citrus agency with their Zoning and Planning department. Zoning and Planning experience is highly preferred. Start ASAP - Duration of assignment is uncertain at this time, but will be approximately 3 weeks to several months.

The Zoning Administrator manages, interprets, and enforces adopted zoning regulations and land use standards and is responsible for ensuring that all development within city limits is in keeping with the standards found in the City???s Comprehensive Plan and Land Development Code. Regulations involve the use of property, development standards, parking requirements, signage, and landscaping. The Zoning Administrator also provides support to citizen commissions and boards, including the Planning Commission. This position is the primary contact for outside interactions with the department, determines who and how the customer can be best served. Present functions within this department include; permitting, building inspection, zoning, variances, rezoning, comprehensive plan amendments, plat approval and annexations
-Works directly with FEMA on related activities related to resident and commercial damage caused by weather related storms.
-Assists customers with zoning applications by interpreting City Zoning code and independently making a judgement decision on behalf of the City which includes the development approval applications for rezoning, variances, comprehensive plan amendments, plat approvals, and annexations.
-Assures that all development approval applications have adequate funds available to cover current and anticipated processing costs including the development approval applications for rezoning, variances, comprehensive plan amendments, plat approvals, annexations.
-Researches and analyzes the legal ramifications of the Zoning code closely integrated within planning program and makes recommendations to the Planning Director on the uses and development of the commercial, light-commercial, single-family residential, multi??unit residential, parks, and schools
-Prepares oral and written presentations containing their interpretations or clarifications of codes.
-Maintains all related permit documentation and are responsible for processing and recording fees.
-Prepares, coordinates and ensures the publication of required legal notices and advertisements relating to development approval applications. Notifies applicants of hearing dates and other process status issues.
-Manages building permit applications and systematically schedules inspections.
-Controls and preserves all applications files and records.
-Coordinates in assigning street addresses to new developments.

Working hours: 8:00 AM - 5:00 PM

Ability to maintain a department to the best of your ability for a temporary amount of time with special emphasis on multi-tasking, staying organized, and maintaining service to the public:
Ability to learn federal, state, and local zoning ordinances, codes, laws, rules and regulations
Ability to define problems and solve them by collection of data, establish facts, and draw valid conclusions
Ability to read and interpret construction documents
Ability to perform basic mathematical calculations
Ability to research information using City, County, State and Federal website
Ability to compute ratio, percent, proportions, percentages, area and volume
Ability to communicate effectively both orally and in writing
Ability to work well with others

High School

4-7 years

Knowledge of City government functions
Experience with interpreting zoning and land development regulations
High School Diploma or general education degree (GED) required
Two-year related degree and four (4) years related experience and/or training in the related field preferred; equivalent combination of education and experience accepted.
