Ensure that -buildings and common areas are safe and void of any danger to their occupants,
visitors, and workers.
Suite Maintenance and Cleanup
Carry out repairs on minor problems such as light fixtures, clogged toilets, leakages, peeling
walls and ceilings, etc.
Check lock boxes and coordinate rekeys.
Inspect plumbing and electrical to ensure in proper working order and compliance with regulatory
standards.
Verify cleanliness and functionality of the suite including:
Toilets clean and in working order.
Free of pests. Contact pest control, if needed.
Walls and ceilings free of stains. Replace ceiling tiles and touch up paint as needed.
Oversee window/door glass repairs.
Exterior Building/Parking Lot Maintenance
Assist in maintaining the cleanliness of grounds including landscape beds, parking lot,s and
sidewalks. Grounds should be free of paper, trash, cigarette butts, etc.
Replace exterior lights and lenses, as needed. Coordinate GA Power light repairs.
Inspect and ensure cleanliness and quality of building exteriors and parking lots. Perform exterior
cleaning and repair including:
Remove graffiti, gum, or other vandalism, if present.
Pressure wash sidewalks, curbs, and signs.
Paint buildings, curb stops, car stops, etc.
Check pet waste stations.
Ensure proper removal of trash from properties. Notify appropriate parties of excess
dumpster trash.
Ensure storm drains are free of trash and draining properly.
Assist Sr. Maintenance Tech and landscapers in spreading ice melt as needed in winter
months.
Maintenance Administration
Maintain log of maintenance performed via the Angus Work Order System.
Maintain open communication with PM, Vendors, and Tenants.
Report any abnormal activities such as possible tenant skips, break-ins, abandoned or
suspicious vehicles, etc. to PM.
Perform weekly valve checks.
Maintain and submit weekly time sheets and records of work performed on approved forms.
Maintain good tenant relations. Be polite, courteous and helpful at all times.
Have reliable transportation and maintain a valid GA Driver???s License.

Qualifications:
Minimum of five (5) years of experience in a similar property/building maintenance technician
role.
General carpentry and basic electrical knowledge.
Demonstrated mechanical skills to handle minor repairs and fixtures.
General maintenance skills such as organization, and efficient resolution of maintenance tasks.
Knowledge and understanding of electrical, plumbing, and construction codes.
Maintain a valid GA Driver???s License and Clear/Clean Motor Vehicle Record
