We are looking for a Maintenance Technician to join the team. You won't just be managing contractors from a desk; you'll be the hands-on hero ensuring our properties are safe, functional, and looking sharp.
Responsibilities:
What You???ll Be Doing (The "Nuts and Bolts"):
The Daily Grind: Coordinate day-to-day operations, including work orders, apartment "turns," and tracking project progress.
The Fix-It Specialist: Diagnose and repair everything from HVAC and electrical to plumbing, carpentry, and appliances.
The Inspection Pro: Conduct pre-move out and post-turn inspections to ensure every apartment meets our gold standard.
Preventative Proactive-ness: Lead the charge on preventative maintenance programs (O&M, moisture management, etc.) to stop problems before they start.
Resident Rockstar: Respond to maintenance concerns with a professional attitude and a speedy solution.
Curb Appeal Guardian: Keep common areas???pools, fitness centers, and grounds???clean, safe, and ready for use.
Tech-Savvy Admin: Use Yardi to close out work orders and generate reports on daily operations.
Working hours: 8:00 AM - 5:00 PM
Skills:
The "Extra Mile" Skills (Preferred Skills):
Digital Dexterity: Proficiency in Microsoft Word, Excel, Outlook, and the Internet is preferred.
Software Savvy: The ability to quickly adapt to proprietary software (like Yardi) is a big plus.
The Numbers Whiz: A knack for performing basic mathematical functions.
Vendor Relations: Experience creating positive, ethical relationships with vendors to ensure competitive pricing for services.

The Required Toolbelt (Required Skills):
Battle-Tested Experience: You must have at least 2 years of experience in property management maintenance or a related building trade.
Technical Chops: Proven ability to perform carpentry, electrical, appliance, HVAC, and plumbing repairs is a must.
The "On-Call" Commitment: You are required to handle after-hours and non-business hour emergencies.
Communication Mastery: You can communicate effectively in both written and oral forms.
Safety First: You must comply with all safety regulations and use proper safety equipment at all times.
You have the physical ability to lift and move supplies and handle frequent climbing and reaching.
