The Residential Construction Estimator is responsible for accurately calculating the material, labor, and equipment costs required to complete residential construction projects. The ideal candidate will have a strong understanding of residential building methods, materials, and local labor rates, and will play a critical role in the bidding process and project profitability.

Cost Estimation: Prepare detailed, accurate, and timely cost estimates for new construction, remodels, additions, and repair projects based on blueprints, specifications, and site visits.
Blueprint Analysis: Interpret architectural drawings and project specifications to perform quantity take-offs for all construction components (e.g., framing, finishes, mechanical, electrical, plumbing).
Bidding & Tendering: Solicit, review, and evaluate bids from subcontractors and suppliers to ensure competitive pricing and scope coverage.
Documentation: Maintain a comprehensive database of historical cost data, vendor quotes, and finalized estimates.
Client & Team Communication: Collaborate with project managers, sales teams, and clients to discuss estimate details, identify potential value engineering opportunities, and address scope changes.
Software Proficiency: Utilize construction estimating software and Microsoft Excel to produce organized and professional bid packages.

-Education: Associate's or Bachelor's degree in Construction Management, Engineering, or a related field (or equivalent work experience).
-Experience: Minimum of 3-5 years of experience in residential construction estimating or a related role.
-Technical Skills: Proven ability to read and interpret complex residential construction drawings and specifications.
-Mathematical Proficiency: Strong mathematical and analytical skills, with a keen eye for detail and accuracy.
-Software: Proficiency in estimating software (e.g., Bluebeam, Planswift, etc.) and Microsoft Office Suite (especially Excel).
-Knowledge of local building codes and permitting processes.
-Familiarity with project management principles
