Unicoi Springs Camp Resort is a premier, five-star private RV resort nestled in the beautiful North Georgia mountains near the alpine village of Helen. Established in 1983, our member-owned community features 300 full-hookup RV sites, rental travel trailers, cabins, two swimming pools, a 5-acre stocked lake, a 2-story log clubhouse, and extensive recreational amenities. We are seeking an experienced General Manager to partner with our Owner's Association Board of Directors to oversee daily operations, manage a dedicated staff, and ensure our members and their guests enjoy a peaceful, well-maintained, and family-friendly environment.

Responsibilities:
Direct Daily Operations: Oversee the management of 300 RV/trailer sites, 21 rental units (trailers and cabins), comfort stations, and year-round RV storage.
Report to the Board: Work directly with the Owner?s Association Board of Directors, executing board directives, advising on policy, and attending regular board meetings.
Financial Management: Manage the resort?s operating budget, oversee the collection of ownership fees/dues, control labor and maintenance costs, and provide accurate financial reporting to the Board.
Lead the Team: Hire, train, and manage on-site staff, including Front Office/Reservations, Housekeeping, Maintenance, and Security teams.
Member Relations: Champion exceptional customer service for our owners. Professionally enforce resort rules, bylaws, and safety guidelines to maintain a high standard of living and a family-friendly atmosphere.
Facility Upkeep: Direct the maintenance of the resort?s infrastructure, including roads, Wi-Fi networks, swimming pools, recreational courts (tennis, pickleball, mini-golf), the clubhouse, and the chapel.

Skills:
Software Proficiency: Familiarity with reservation systems, HOA management software, and financial reporting tools.
Infrastructure Knowledge: Basic understanding of campground infrastructure, including well/water systems, sewer hookups, and electrical grids.
Local Market Knowledge: Familiarity with the North Georgia area and seasonal tourist influxes (such as Helen's Oktoberfest).

Qualifications:
Experience: 5+ years of management experience in RV Resorts, Campgrounds, Hospitality, or HOA/Property Management.
Board Experience: Proven experience reporting to, and working collaboratively with, an HOA Board of Directors or similar governing body is highly preferred.
Leadership: Strong ability to manage diverse teams (maintenance, housekeeping, administration, and security) in a bustling outdoor environment.
Financial Acumen: Experience managing complex budgets, P&L statements, and capital expenditure projects.
Customer Service: High emotional intelligence with the ability to tactfully enforce rules while keeping member satisfaction high.
Flexibility: Willingness to work flexible hours, including weekends, holidays, and evenings, to support a 24/7 resort environment.
