- General Repairs: Diagnose and resolve daily maintenance requests from residents, ranging from minor appliance fixes to structural repairs.- Plumbing & Electrical: Perform essential plumbing tasks (fixing leaks, unclogging drains, replacing faucets/toilets) and electrical work (replacing light fixtures, outlets, and switches).- Turnover & Make-Ready: Prepare vacant units for new tenants by painting, patching drywall, repairing flooring, and ensuring all fixtures are in working order.- Preventative Maintenance: Conduct routine inspections of the property, including HVAC filter changes, exterior lighting checks, and common area upkeep.- Emergency On-Call: Participate in a rotating on-call schedule to respond to after-hours emergencies such as burst pipes, electrical failures, or lockouts.- Curb Appeal: Ensure the grounds, parking lots, and amenities (pool, gym, laundry rooms) remain clean and free of debris.
1-4 years
- High School Diploma or GED.- Valid Driver's License and reliable transportation (to respond to on-call requests).- Ownership of basic tools required for general maintenance tasks.- Previous experience in multifamily housing or property management maintenance.
- Technical Proficiency: Strong working knowledge of plumbing, electrical, carpentry, and painting.- HVAC Knowledge: Basic troubleshooting skills for heating and cooling systems (EPA certification is often a plus).- Problem-Solving: Ability to quickly identify the root cause of a maintenance issue and determine the most cost-effective solution.- Availability: Must be able to work a flexible schedule, including nights and weekends for emergency calls.- Physical Ability: Must be able to lift at least 50 lbs, climb ladders, work in tight spaces (crawlspaces/attics), and stand for extended periods.- Customer Service: Ability to communicate professionally and respectfully with residents while working inside their homes.
