The Maintenance Technician will perform a variety of semi-skilled and skilled tasks in the maintenance and repair of housing authority properties. The primary focus is to ensure a safe, clean, and functional living environment for residents while adhering to safety protocols and housing quality standards.

- General Repairs: Perform basic plumbing (leaks, clogs), electrical (bulb replacement, outlet covers), and carpentry work.
- Unit Turnover: Assist in preparing vacant units for new residents, including painting, floor cleaning, and minor hardware repairs.
- Grounds Maintenance: Ensure the exterior of the property is well-maintained, including debris removal and basic landscaping tasks.
- Preventative Maintenance: Conduct routine inspections of HVAC filters, smoke detectors, and emergency lighting.
- Work Orders: Complete assigned maintenance requests promptly and document activities accurately.
Working hours: 7:30 AM - 5:30 AM
Skills:
Prior Experience: Previous work in apartment maintenance, construction, or as a general handyman.
Technical Proficiency: Existing skill with common hand and power tools.
Trade Basics: Familiarity with basic plumbing (clogs/leaks), electrical (outlets/bulbs), and carpentry.
Unit Prep: Experience with interior painting, drywall patching, and floor cleaning for unit turnovers.
Maintenance Knowledge: Basic understanding of HVAC filter changes and smoke detector testing.

Background: Must have a clean record with no prior felonies.
Physical Ability: Must be able to lift up to 50 lbs, climb ladders, and work outdoors in various weather conditions.
Availability: Must be able to work the specific Tuesday/Thursday schedule from 7:30 AM ? 5:30 PM.
Professionalism: Proven ability to interact respectfully with residents and staff in a diverse community setting.
