The preconstruction Specialist will own the accurate and timely development of budgets, bids, and cost models to support profitable project acquisition and controlled execution.

1. Lead Commercial & Industrial Bidding

Manage the full bidding process for commercial and industrial projects to ensure accurate pricing, proper risk coverage, and alignment with company goals.
Review drawings and specifications to clearly define project scope and identify potential risks and develop complete trade scopes to ensure all work is fully covered and properly bid.
2. Subcontractor Outreach & Qualification
Identify and solicit qualified subcontractors for each trade based on project needs and ensure enough subcontractor participation to determine fair market price and competitive estimate.
Review subcontractor proposals to confirm that scope requirements are complete and verify inclusions, exclusions, and clarifications on contractor proposals to find and eliminate scope gaps and overlap.
3. Estimate Development & Pricing
Compare subcontractor bids to ensure pricing is complete and consistent and select qualified low bidders for each trade based on scope coverage, pricing, schedule capability, and reliability.
Prepare accurate, competitive, and executable project estimates including direct costs, general conditions, contingencies, and company fee targets.
4. Risk Review & Award Preparation
Confirm that each bid is complete, defensible, and ready for award by identifying scope gaps, design conflicts, and schedule concerns.
Prepare clarifications, assumptions, and exclusions for client submission and present finalized bids for leadership approval and client delivery.
Preconstruction; Additional Responsibilities
1. Prepare conceptual through GMP estimates with leadership
2. Maintain cost histories and unit pricing
3. Support awarded project turnover to operations
