How You Will Make an Impact
Reporting to the Regional Property Manager, you will oversee day-to-day operations across an assigned portfolio, balancing financial goals, compliance, and resident satisfaction.

Responsibilities:

• Community Leadership & Operations: Serve as the main point of contact for residents, fostering a safe and welcoming living environment. Maintain consistent occupancy rates of 95% or higher through effective local marketing and outreach.
• Regulatory Compliance: Oversee tenant admissions, lease executions, and annual re-certifications in accordance with IRS Section 42 (LIHTC), HUD, MSHDA, and Fair Housing regulations.
• Financial Stewardship: Manage property budgets, analyze monthly performance to identify cost savings, collect rents, process deposits, and manage vendor service bids to maximize resource value.
• Facility & Maintenance Oversight: Conduct regular property inspections to maintain safety and visual appeal. Coordinate maintenance staff and third-party vendors for timely work-order resolution, general repairs, and seasonal upkeep (including light groundskeeping or appliance repairs as needed).
• Team Building & Administration: Hire, train, and guide property maintenance staff. Maintain precise administrative, leasing, and maintenance records using industry software.

Skills:

• Active work environment combining indoor office duties with regular outdoor property walks and unit inspections.
• Comfortable walking distances, climbing stairs, standing for extended periods, and occasionally lifting up to 50 lbs.
• Capacity to work outdoors during varied weather conditions.

Qualifications:

• Experience & Education: 3+ years of successful residential property management experience paired with a bachelor's degree, OR 5+ years of direct residential property management experience.
• Compliance Knowledge: Familiarity with Fair Housing standards and affordable housing compliance (LIHTC/Section 42, HUD, or MSHDA). Ability to complete Fair Housing certification within two months of hire.
• Technical Skills: Proficiency with Microsoft Office (Word, Excel, Outlook), Adobe Acrobat, and property management software systems.
• Operational Adaptability: Proven problem-solving ability with a practical focus on cost management, clear communication, and independent decision-making.
• Bonus Skills: Hands-on experience with building systems, reading blueprints, or performing basic facility maintenance is highly appreciated.
