Spherion Staffing is hiring an experienced Property Manager for a 192 unit apartment complex in Wichita Falls, TX! This position focuses on maintaining resident relations, driving occupancy, and overseeing the daily physical and financial operations of the apartment community. This position is full-time Monday through Friday 8:00 AM - 5:00 PM, with occasional weekend availability required by appointment or as needed. However, candidates must have availability for occasional after-hours or on-call availability to handle emergency maintenance or property issues.

Responsibilities:
- Daily Operations: Oversee the community???s day-to-day operations. Ensure strict compliance with all local company policies, Texas landlord-tenant laws, and federal Fair Housing regulations.
- Financial Management: Monitor property expenses, assist with budgeting, handle rent collections, late payments, and payment plans, and initiating legal/eviction actions when necessary.
- Leasing/ Resident Retention: Manage overall leasing performance. This includes conducting property tours for prospective residents, processing applications, managing lease renewals, and promoting high resident retention.
- Staff Supervision: Direct, support, and schedule onsite leasing staff and the maintenance team.
- Maintenance/ Asset Preservation: Coordinate with the maintenance team to ensure timely resolution of resident work orders and prompt turnaround times for vacant units. Conduct regular property inspections to maintain curb appeal, inspect amenities, and ensure asset preservation.
- Resident Relations: Act as the primary point of contact for resident concerns, resolving conflicts and inquiries calmly and professionally.
Working hours: 8:00 AM - 5:00 PM
Skills:
- Leadership, motivational, and organizational abilities.
- Verbal and written communication skills to effectively manage relationships with tenants, corporate staff, and vendors.
- Certified Apartment Manager and/or Certified Apartment Property Supervisor certifications preferred.
Education:
High School
Experience:
1-4 years
Qualifications:
Minimum of 2+ years of property management experience.
Knowledge of standard multifamily practices as well as Section 8 affordable housing compliance.
Proficiency with industry-standard property management software (such as Yardi, AppFolio, Entrata, OneSite, or ResMan).
