Responsibilities:
Core Responsibilities
Project
Deliver projects within approved budgets and proforma targets
Maintain schedule discipline across horizontal and vertical construction
Oversee contractor performance and enforce quality standards
Manage construction cycle time from ground break to delivery
Implement construction dashboards for cost and schedule tracking
Cost & Margin Control
Monitor construction costs vs budget
Approve and control change orders
Protect minimum project gross margins
Lead procurement and vendor negotiations
Development Coordination
Coordinate engineering, permitting, and inspections
Align construction progress with sales release schedules
Ensure readiness for vertical construction phases
Manage tenant improvements and CapEx execution
Financial / Lender Coordination
Oversee construction draw submissions to lenders
Ensure compliance with loan covenants and reporting
Support project stabilization and refinance readiness

Qualifications:
Required Experience
Bachelor's degree in Civil Engineering, Construction Management, or related field
5-7 years managing residential construction or land development projects
Proven experience managing multiple concurrent construction projects
Strong background working with external general contractors and subcontractors
Experience managing budgets, schedules, and construction documentation
? Familiarity with lender draw processes and construction loan reporting
? Bonus: experience in Texas residential development markets
