We are seeking a reliable, self-directed Part-Time Leasing/Community Manager to oversee a well-run, clean, occupied, and profitable apartment complex in North Mankato, MN. In this DIRECT HIRE role, you will handle marketing, leasing, property operations, and tenant relations while ensuring healthy cash flow and property maintenance.

Responsibilities:
Maintain accurate tenant, vendor, maintenance files, work order logs, traffic reports, and property records.
Daily update property management software (rent roll, move-ins/outs, property status).
Inspect common areas and parking lots regularly for safety hazards and appearance standards.
Collect rent payments and follow up on delinquent accounts.
Market current and upcoming vacancies on social media and other platforms.
Greet prospective residents, answer inquiries, show vacant units, and process applications.
Prepare lease agreements, collect deposits/rent, verify keys, and conduct move-in inspections.
Coordinate with vendors and maintenance staff to ensure vacant units are rent-ready.
Serve as the primary point of contact for residents, building strong community relations.
Promptly answer questions and resolve resident concerns or complaints.
Oversee maintenance and caretaker duties to ensure tasks are completed efficiently.
Qualifications:
Able to follow established procedures independently once trained.
Ability to prioritize tasks, meet deadlines, and manage records accurately.
Friendly, professional phone and in-person manner with strong conflict-resolution skills.
Basic computer proficiency and comfort with social media marketing.
Ability to work 25 - 30 hours/week (Monday - Friday daytime hours) with flexibility for emergency/on-call situations and occasional evening/weekend needs based on building vacancies.
Knowledge of EHO and EEO regulations.
Valid Driver's License is required.
